[OFFICES] Case study 2

Ben Adams Architects has refurbished 10 Warwick Lane, designed by Victor Heal for publisher Hodder & Stoughton in 1962.

The architect has revitalised the main entrance, reception, five office floors and added a sixth floor with full height external glazing. The structural frame is concrete and steel and its masonry walls have punched openings to the three main elevations. The main entrance doors open onto Warwick Lane and a pedestrianised passage through to Paternoster Square.

Visitors are greeted by a new, light double-height glazed entrance portal. The reception has a contemporary feel, created through the Basaltina stone tiles and porcelain wall panels. Ben Adams has designed a bespoke bronze reception desk.

Ben Adams has provided Grade A BCO offices in an existing building, which is the gold standard for city offices of this type. The thermal performance is improved by a new roof, windows and some new facades. These reduce heat transfer and increase airtightness, in turn reducing the energy required for heating and cooling. The retained heavyweight structure will continue to provide thermal inertia to offset heat loads in summer - an established method for adapting buildings for future climate change. The new top floor will be fitted with a brise soleil for solar control, thereby also reducing the amount of cooling energy required.
