[FIRST LOOK + PLANS + DATA] Oliver Bayliss has entered this house extension in Queen’s Park, London into this year’s AJ Small Projects Awards
The scheme involved ‘refurbishing and reconfiguring’ a two-bedroom ground floor flat in a Victorian terraced house.
Bayliss said: ‘At the point at which the client bought the property, the flat was barely liveable. The configuration of the main living spaces was awkward and turned its back to the garden at the rear.
‘The brief was to [rework] the entire flat in a way that re-established the connections from front to back by framing selected views. The client wished to keep two bedrooms but also establish clearly defined areas for cooking and dining as well as creating a snug for relaxing.’
The black timber houses a snug and dining area which ‘hangs off’ the central kitchen. A large bay window provides the main view through to the back of the garden, ‘accentuating the long rectangular nature of this terraced plot’.

To enter, you will need to submit a 150-word text describing your project, along with at least eight photographs, five drawings and one working detail. There is a £50 entry fee.
