Work starts on 3 x 5m East End micro-home

Construction has started on a house just 3 x 5m in plan designed by MOCT Studio on a former garage plot in Bethnal Green, east London

According to the practice, which was set up in 2012 by Mo Wong and Chris Thorn, the 58m² home is the latest in ‘a string of residential conversions and redevelopments’ along Voss Street.

The practice described the single aspect, three-storey scheme behind Bethnal Green Road as ‘akin to a Japanese jutaku – a singular response to the unique site and challenges of confined urban living’.

Daylight will enter the home through a double-skin translucent polycarbonate veil on its north façade.

The kitchen on the lower-ground floor is connected by a perforated metal stair to a mezzanine-like raised ground floor housing the bathroom and living space. The bedroom, with a balcony overlooking a cobbled mews, sits on the top floor. 

MOCT Studio director Wong said: ‘Limited space and a constrained site meant that clear concepts were established at the outset of the project.

‘These pose questions about contemporary urban living, the fabric of urban infill sites and our open, sometimes veiled, relationship to the street.’

Thorn added: ‘For the first time the draft New London Plan makes specific reference to small-site, infill developments, recognising the contribution these can make in delivering new homes for London.

‘We know that higher densities lead to higher land prices and in turn higher purchase prices. Rather than contributing to this problem, the project shows that small, highly constrained sites, previously thought unbuildable, can be usurped by taking a creative and ambitious architectural approach.’ 

The project, which will be built opposite an existing scheme by Carl Turner Architects, is expected to complete in October this year.

  • I love these tiny projects - although 58sqm is actually relatively generous.

    I suspect its being developed due to economic challenges rather than .."a singular response to the unique site and challenges of confined urban living"

    Personally I would much rather specify glass rather than polycarbonate and Im not sure about the sink out side of the bathroom or the door opening onto the staircase (building regs issue??).

    But thumbs up - lovely project. Well done.
