Work finally starts on ShedKM’s £130 million Brighton scheme

Construction work has begun on a £130 million project to overhaul the municipal market on Brighton’s Circus Street – five years after ShedKM was appointed to design the scheme

The mixed-use development will see the former market transformed into 142 homes and 2,790m² of offices to create a new ‘cultural quarter’ for the city.

The Circus Street project includes: a new home for South East Dance; a library and teaching building for the University of Brighton; as well as 450 student bedrooms housed within in a 13-storey tower.

The Liverpool and London-based practice was chosen for the prize job five years ago by developer Cathedral - which later became U+I after being snapped up by Development Securities for £27.4 million.

In summer 2012 the developer hosted a day trip to Brighton for five invited practices with eventual winners ShedKM joined by AHMM, Feilden Clegg Bradley Studios, John McAslan and Make.

After selection, the practice subsequently submitted plans in 2013 and won planning for the designs in September 2014.

According to a spokesperson, since then the development team has been ’securing a contractor and a funder’. The 33,912m² scheme will be delivered through a Design and Build contract.

Hazel Rounding, director at Shedkm says: ’The start on site is a major milestone in our journey to create a new urban quarter in Brighton, which, through the belief and dedication of all stakeholders and individuals, has become a significant placemaking venture in our portfolio.’

Richard Upton, deputy chief executive of U+I says: ’This truly mixed-use project will transform a long-overlooked site, creating a vibrant new place and bringing substantial cultural and socioeconomic benefits to this creative and energetic city.

’We are thrilled to be underway with construction, moving closer to fulfilling our ambition to deliver for Brighton a meaningful regeneration project that will revitalise the local area.’
