TP Bennett's plans for £60m Rochdale shopping district submitted

Plans for a £60 million retail and leisure scheme in Rochdale designed by TP Bennett have been submitted

The 25-unit Rochdale Riverside district will have a gross internal floor area in excess of 60,000m². The scheme is being developed by Genr8 with Kajima in partnership with Rochdale Borough Council.

High streets retailers Next and M&S have signed up to the scheme, with Reel Cinema planning a six-screen cinema.

Rochdale Borough Council leader Richard Farnell said: ’This is a hugely important milestone for the regeneration of our town centre. The new stores and high street names will attract new shoppers back to town and give a massive boost to all retailers. It’s a unique mix of retail and leisure which will create 1,000 new jobs and boost the local economy by £17m.

“This is a red letter day for Rochdale and yet more evidence in the turnaround of the fortunes of our town centre.

“Rochdale Riverside is an important part of our £250m regeneration programme, which has transformed Rochdale beyond all recognition since 2010.’

The application is expected to be considered early in the New Year.

Demolition works have already started and construction works are scheduled to start by late summer 2017.

’The design theme focuses on movement and fluidity and was inspired by the location of the development, next to the bus and metrolink stations, and the recently reopened River Roch. The kinetic wall next to the river consists of thousands of small aluminum plates that move in the wind. Illuminated at night, the plates continuously mirror natural patterns imprinted by the wind and reflect the flow of the river.

’The wall adjoins the new, copper clad cinema building - the focal building of this scheme. Its mass is broken down into a composition made of cubes varying in size, expressing six auditoria and the entrance foyer as separate volumes. This distinctive building is set to become the signature of the whole development, if not the symbol of the revitalised town centre.

’Rochdale Riverside will provide a much anticipated, exciting addition to the town centre. It will attract new retailers to the town and remove the need for residents to travel elsewhere. Also, improving the range of shops available in Rochdale, it will deliver variety and choice in a vibrant new retail destination.’
