Sutherland Hussey Harris submits plans for homes with views of V&A Dundee

Sutherland Hussey Harris has submitted plans for this 29-flat scheme on the opposite side of the River Tay from Kengo Kuma’s new V&A Dundee

The 2,500m² development at Newport-on-Tay, Fife, will see the former Netherlea hospital demolished and replaced by four blocks with a mix of one, two and three bedroom apartments.

According to the Edinburgh-based practice, the proposals will provide ‘contemporary homes for local homeowners who plan to downsize’.

A previous scheme designed by ajfitchet architect included 13 new units and the conversion of an existing unlisted 1890s villa-like building into seven new flats, but this was withdrawn in 2015

Subject to approval work could start on site next year and complete in 2019.

Newport-on-Tay has many large Victorian villas but very few contemporary houses that provide modern qualities with the expansive views across the River Tay towards Dundee. The proposal subdivides the site into four sub-plots each containing a free-standing building, further subdivided into smaller units with open pends in between. There are several flat types, providing a variety of layout configurations, each with aspect to the river.

All units have been designed to mediate between public and private space giving the resident opportunity to choose between the activity of the public spaces or privacy of private gardens.

The positioning of the public rooms – such as living, kitchen, dining rooms – relates directly to an external amenity space (gardens or balconies) forming important interfaces between inside and outside, private and public space.

The homes are orientated to optimise solar potential and aspect towards the River Tay, with linear blocks divided into smaller masses with vertical slots between units to respond to the typical dimensions of the surrounding villas

The proposal aims to: create an appropriate setting for the development, integrating residential proposals within a streetscape where roads do not dominate; create a hierarchy of private, semi-private and communal space supporting flexible community living and an active use of the external environment; integrate planting within the development to reinforce its distinctive character as well as supporting biodiversity objectives; create a distinctive environment, both contemporary and complementary to the quality of the wider area.
