Studio Egret West wins approval for £250m Maidenhead scheme

Studio Egret West’s (SEW) contest-winning, mixed-use proposals for a 1.3ha site in Maidenhead town centre have been given the green light

The £250million scheme, dubbed the Landing, includes 225 homes, 24,155m² of commercial space as well as 4,600m2 of shops and also features a major office block by Allies and Morrison.

The AJ120 practice was among the original finalists in the RIBA Competition run on behalf of developer Ryger Maidenhead and the London and Aberdeen Group which was won by the project’s lead architect and masterplanner SEW last year (see AJ 29.04.14).

Approved by Royal Borough of Windsor and Maidenhead councillors last week, the scheme is being billed as a ‘spectacular new gateway for the town’ and will sit just 100m from a proposed Crossrail station.

The development, which rises to 14-storeys at its highest point, is set around an ‘expansive central plaza, known as Lantern Circus’.

David West, partner at SEW, said: “We are delighted that our competition proposal has evolved with little compromise – testament to a committed client, creative design team and a positive planning process.  We look forward to lighting up Maidenhead with Lantern Circus.”

Sarah Williams of S Williams Architects, who acted as client adviser during the RIBA competition process, has worked and consultant architect for the project.

She said: ‘The approved scheme has retained all the great qualities of the competition proposals, which is evidence of the robustness and flexibility of the original design concept by SEW.

‘The client’s commitment to quality and their tenacity in achieving the vision has made the process immensely enjoyable and has resulted in a great development for Maidenhead.’

Work is expected to start on site in late 2016 and complete in 2019.

Images of Studio Egret West’s contest-winning vision for the mixed-use redevelopment of a 19,000m2 chunk of Maidenhead town centre have been unveiled

The practice beat competition from Allies and Morrison, Eric Parry and Rick Mather to win the mixed-use project, after a competition that concluded in April this year. However Allies and Morrison has been appointed for the development’s main office building.

Dubbed ‘The Landing’, the scheme includes 208 new apartments, 30,650m2 of office space and 4,600m2 of retail, restaurant, café and bar space, in blocks of five to 13 storeys.

It will also have underground parking and a new public plaza, tentatively named ‘Lantern Circus’.

A recent public consultation meeting was told that an outline planning application for the development was expected to be submitted to Royal Borough of Winsdsor and Maidenhead planning officers next month.

The Landing is being developed by London & Aberdeen, Smedvig of Norway, and Ryger Maidenhead in partnership with the borough council.

London & Aberdeen managing director Doug Higgins said it would provide Maidenhead with a ‘landmark entrance’ that would allow it to capitalise on the arrival of Crossrail services to central London and beyond in 2019.

‘The Landing will deliver first-class new office space for blue chip firms and help to unlock a number of further development opportunities in the town,’ he said.

  • Very topical, in the current talk of rapid change on London's periphery, so are these proposals indicative of what's happening on the metropolitan fringe?
    The penultimate image, of the town centre as existing, indicates a pace of reassuringly human scale - and the images of the 'revamp' indicate something very different, a drastic step-change in scale that can be seen either as natural evolution in response to commercial pressures, or a massive step towards the recasting of the centre of Maidenhead as a very different place. The 'Crossrail effect'?
