Studio Egret West doubles number of homes in reworked Maidenhead plans

Studio Egret West (SEW) has submitted significantly reworked plans for its The Landing scheme in Maidenhead town centre, doubling the amount of homes proposed for the 1.3ha site

The revised application for developer HUB and landowner Smedvig – the Norwegian venture capital firm was previously joint venture partner with London & Aberdeen Group – sees the number of residential units increased from 225 to 519.

A major office block in the original £250 million scheme, designed by Allies and Morrison, has been dropped. However, the new proposal still includes 5,200m² of commercial space (previously 24,155m²) and 3,400m² of shops and leisure (previously 4,600m²).

SEW’s earlier plans for the plot, just 100m from the soon-to-open Crossrail link at Maidenhead Station, secured outline planning permission three years ago (see AJ 05.09.15). The practice had won an RIBA-run competition backed by the former development team in 2014 (see AJ 29.04.14) and the project had initially been scheduled to complete in 2019.

Following HUB’s appointment by Smedvig as development manager in August 2017, the rising mid-market housing stars consulted with 1,500 local people over its proposed re-design.

The six building development will be submitted to the Royal Borough of Windsor and Maidenhead in two parts:

  • Full planning permission for the demolition of the existing buildings and the first four buildings providing 375 homes, a new office block and 2,200m² of retail, office, and leisure space.
  • Outline planning permission for two buildings provide a further 144 homes and up to 1,200m² of retail, community and leisure space.

Steve Sanham, managing director HUB, said: ’Local people made it very clear to us that they want to see the town centre revitalised and we are absolutely committed to delivering on that aim. Importantly, we will also be providing 519 high-quality homes that will be both aspirational and attainable, which is exactly what the town desperately needs.’

Cristophe Egret, founding director of Studio Egret West, added: ’The Landing will help transform the future of Maidenhead, establishing a positive street structure along both Queen and King Street and revealing in its heart a new garden square, an urban oasis characterised by interesting tree species and verdant planting.’

Subject to planning, work on site is expected to start early next year (2019).

  • Please lets stop talking about high quality attainable homes, as they will just be empty because they are investment vehicles. Not one mention of genuinely affordable housing!
