Stitch scoops planning for new Ealing street

Stitch has won planning permission for this street of 15 flats on a backland site in Ealing, west London


The homes in Northolt will replace an existing development of four pre-fabricated concrete panel maisonettes which the council were struggling to maintain.

The West End Gardens scheme will include five council-owned homes for affordable rent and residents already living on the site are set to be rehomed within these.

The 1,230m² project has been broken up into two phases to allow existing residernts to move into the new housing after their existing homes are demolished to make way for the rest of the scheme.

The ten additional flats - a mix of shared ownership and private sale - all have direct access from the street.

Aimed at responding to the scale of the existing suburban context, the design has been described by the architect as ‘a bespoke typology of flats with front doors on the street’.

The new homes back onto existing rear gardens of the surrounding properties, and are designed to maximise good aspect without overlooking neighbouring properties.

Stitch founder Sally Lewis, commented: ‘it’s much smaller than our usual projects but we love it because it’s a very individual response to the site.

‘The scheme shows that templates for starter homes would never work in a context like this - council land is most often irregular with compromised access and challenging phasing/rehousing requirements.

‘What comes out of these constraints is the development of typologies that might not have been realised otherwise.’

The development is set to start on site later this year and is expected to complete in June 2018.
