Squire and Partners submits plans for Pentonville Rd site

Plans for a new office-led scheme between Pentonville Road and King’s Cross Road have been submitted by Squire and Partners

The scheme close to London’s King’s Cross station also includes ground floor shops, a café and flats and aims to open up the dual aspect site, fitting around an existing Grade II-listed chapel and a collection of late Victorian and Edwardian buildings.

The 3,890m² proposals feature a new public courtyard space which ’mediates between the low scale of proposed development on the King’s Cross Road, and the taller building facing Pentonville Road’.

The scheme is expected to be considered by Islington Borough Council’s planning committee in September.

The architect’s view

Proposals for the building facing King’s Cross Road create a modest two storey office building which draws away from the Chapel, preserving a view of the rose window in the eastern gable. The elevation comprises a white stone fascia overlaid with a series of narrow bronze fins and a large flush picture window on the first floor.

Facing Pentonville Road, a new building comprises retail and café uses at ground floor, and four floors of office with residential apartments on the upper levels. Elevations are characterised by vertical bronze elements which echo the chapel buttresses, laid out on a rational grid which is then disrupted to underline entrances and uses within the building. Large flush picture windows break free from the grid at lower and upper floors, offering unobstructed views of the surrounding streetscape. Upper residential floors are distinguished by external terraces and a top floor set back penthouse.

  • Nice building, but a shame to lose the two characterful 19th century ones on the site. Also, there are still glimpses to be had from Pentonville Road over the existing rooftops towards St. Pancras clock tower. I hope that the additional height of this building doesn't interrupt those iconic views.
