SimpsonHaugh wins approval for 30-storey Manchester student skyscraper


SimpsonHaugh has won planning approval for a 30-storey student housing tower in Manchester

Backed by student propert group Unite, the scheme in New Wakefield Street includes 573 bedrooms, as well as bike parking, and commercial space.

To make way for the proposals, the existing buildings in 1-5 New Wakefield Street will be demolished, including the Sound Control nightclub and music venue. Accordin to the planning documents, this was raised as the ’biggest issue’ by the community during the consultation process. Some 44 letters were received objecting to the plans.

The proposed site is close to a number of listed buildings, including the Grade II listed Oxford Road station to the north and the Grade II* listed Principal Hotel. However, Historic England did not object to the scheme, saying it did not have any major concerns about the massing and location of the planned building, and that the stacked design of the tower ‘mitigates its impact on views’ of the hotel.

Work is expected to start on site in 2018, with a completion date scheduled for 2020.

The design of the proposed development has been informed by a consideration of the site context and detailed constraints and opportunity which it presents. The proposed development makes the best use of the size and orientation and its prominent location.

A high quality scheme will be delivered which will make a positive contribution to the character of the area. The use of the proposal is appropriate and will complement the existing uses of the area and also provide an enhanced mix to the uses along New Wakefield Street.

The scheme proposes:

• An appropriate form and massing of development on the site in townscape and urban design terms to accommodate the required quantum of development;

• A considered approach in respect to the existing heritage assets in the vicinity

• A contemporary external envelope that not only complements its surroundings but provides a positive impact on the immediate townscape and represents a marked improvement to the existing street scene

• A positive contribution to the existing urban grain, maximising the development potential of the site area

• A viable mix of uses which will add to vibrancy of New Wakefield Street and to the surrounding area as a whole.

  • Not nearly as elegant as the Beetham Tower - and the most attractive feature in the visuals is the surviving architecture of a previous age.

  • A definite opportunity for type MICC enhanced fire survival cable. Superior economic advantages by adopting cable in prefabricated form whilst offering the pinnacle of security against fire. Essential in student accommodation.

    In all high rise building structures the issue of protection against fire is always very much in evidence. The profit motive often drives the specifier to seek the cheapest solution based on the minimum standards. Price often governs these decisions as has been graphically exposed on the Grenfell Tower disaster. It is imperative that a 2 hour fire rated electrical cable is selected. The security of the electrical supply is paramount in the design of the electrical system.
