A major new scheme for Manchester by Sheppard Robson, which includes a pair of residential towers, has been granted planning permission

The £185 million project in New Victoria, next to Manchester’s Victoria station, is being backed by developer Muse in partnership with Network Rail.

Plans for the 1ha car-park site on Corporation Street include an eight-story office block, 650m² of ground-floor shops and two residential towers of 20 and 25-storeys.

The proposals form part of a £1 billion area-wide investment programme, including the £48.5 million revamp of Victoria Station by BDP, which opened last October.

Tony O’Brien, partner at Sheppard Robson’s Manchester office, said: ‘On a prominent site, that forms a gateway into the city, we wanted our design to broadcast the ambition and quality of the development.’

O’Brien added that the scheme would have a ‘positive impact on the city centre’.

Work on site is expected to start in 2017 with completion scheduled for 2021.

Architect’s view

The architects have used contrasting architectural languages to clearly delineate between the office and two residential buildings. The eight-storey office building – occupying a gateway position into New Victoria – is characterised by high-performance glass, taking crystal-like form. The lively, multifaceted facades break down the mass of the structure while animating the building with reflections of the varied local context.

The two taller residential structures are more solid in appearance, with the depth and quality of the facades taking their cues from the surrounding historic listed estate along Corporation Street, and the facades’ profiled panels run at regular intervals from top to bottom giving the buildings a clear vertical expression. The panels extend and wrap around the top of the buildings, providing shelter for the rooftop terraces.
