A modular housing scheme in east London designed by Rogers Stirk Harbour + Partners has topped out
The Tanneries, in Leather Gardens, Stratford, is based on the quick-build, pre-fabricated housing system the practice pioneered at Oxley Woods in Milton Keynes.
The four and five-storey development in contains 36 homes that are the first properties to be delivered by Newham Council’s special purpose company Red Door Ventures, set up specifically to deliver affordable private-sector housing.
Sir Robin said the initiative would provide family homes for Newham residents, helping to alleviate the capital’s housing crisis.
‘By setting up this company, the council is able to create a new offer in the private rented sector. The Tanneries will be a high quality development run by a trustworthy landlord,’ he said.
‘Our subsidy will also mean some of these homes will be truly affordable for families on low budgets. I look forward to seeing this ambitious project develop further, creating even more homes.”
The Tanneries’ two-bedroom homes develop ideas first used on the Manser Medal-winning Oxley Woods flats, whose pre-fabricated components allow for a quick build time as well as energy savings estimated at 90 per cent greater than conventional housing.
Rogers Stirk Harbour designed The Tanneries, but a spokesman said the practice was no-longer involved in the project.
The scheme is being built by HG Construction, with architectural support from Jefferson Sheard.
Red Door Ventures said it was on course for completion in September (2015).

Rogers wins planning for Newham modular housing scheme
Rogers Stirk Harbour + Partners (RSHP) has won planning for a scheme which will bring their modular housing system to east London.
The practice’s proposed 36-unit development at Leather Gardens in Stratford will use the quick-build, pre-fabricated housing system, pioneered at Oxley Woods in Milton Keynes.
The four and five-storey development in Newham contains a mix of affordable flats and maisonettes.
The two-bedroom homes develop ideas first used on the Manser Medal-winning Oxley Woods flats, whose pre-fabricated components allow for a quick build time as well as energy savings estimated at 90 per cent greater than conventional housing.
The private-rented homes are being built for Newham Council, who intend to set up a company to build more housing and improve the borough’s private rented accommodation.
Conor McAuley, chair of Newham Council’s strategic development committee and executive member for regeneration and strategic planning, said: ‘Newham’s overriding priority is delivering new housing, new jobs and creating mixed and balanced communities. This development will bring a vacant site back into beneficial use and help meet an acute local need for good quality residential accommodation. It is an innovative scheme that will have a positive impact upon the character and appearance of the area. The proposed building method significantly enhances the sustainability of the development, the speed of construction and in turn minimises the disruption on site for neighbouring residents. We believe it could be used on similar sites across Newham in the future.’
The architect’s view
‘The building will step up from its surrounding neighbours to the much higher blocks of David Lee Point and Brassett Point. The four and five-storey buildings will be arranged around two lift and satir cores, divided by an external walkway.
‘Our proposal for Leather Gardens includes the use of a volumetric timber system. Each apartment would be constructed of two fully finished pods, manufactured off site. This approach makes for a cleaner, quieter, safer and more neighbourly construction site. The system has been developed through seven years of research and development.’

Rogers to bring Oxley Woods II to east London
Rogers Stirk Harbour + Partners has been selected to bring its critically-acclaimed, quick-build housing system pioneered at Oxley Woods to east London
The practice has been chosen to build 40 new affordable homes at Leather Gardens in Stratford, east London, in a project that is being funded by Newham Council. If successful, the council intends to set up a local authority company to build more social housing, with at least 2,000 new homes planned over the next five years.
Ivan Harbour, senior partner, Rogers Stirk Harbour + Partners, said: ‘The construction system we’re proposing for Newham brings together the hi-tech precision of digital technology and machining with a low tech elegant assembly process.’
He added: ‘It is adaptable and nimble in its application, its qualities promote generous space, exceptional insulation, daylight and acoustics.’
The new homes will be a progression of the Manser Medal-winning Oxley Woods flats in Milton Keynes, whose pre-fabricated components allow for a quick build time as well as energy savings estimated at 90 per cent greater than in conventional housing.
The practice has also erected Homeshell in the Royal Academy’s courtyard, a three-storey house based on the units at Oxley Woods and part of an exhibition of Richard Rogers’ work.
