PRP has received planning permission for a 2,532-home mixed-use scheme in south London
Lambeth Council’s planning applications committee approved the AJ100 practice’s Clapham Park masterplan for housing association Metropolitan.
The scheme will overhaul a 33ha site between Clapham Common and Streatham Hill. As well as the residential units, it will provide retail and office space along with community facilities.
More than 800 homes will be demolished as part of the plans, and a bus-driver facility knocked down and replaced. More than half of the homes on the completed estate will be affordable, and one in ten will be wheelchair adaptable.
PRP’s masterplan was inspired by 19th-century London builder Thomas Cubitt, who used to live on Clarence Avenue in the area. It draws on the historic London mansion-block vernacular to create a high-density neighbourhood, which the practice says ‘maintains the green, leafy and open nature of the Clapham Park community’.
Landscape diversity and active amenity are at the heart of the masterplan, the practice added, with a network of public open spaces to create ‘character and a sense of place’.
Fitness and wellbeing facilities are woven throughout external spaces with walking and jogging routes, fitness stations and an outdoor gym.

PRP design director Richard Harvey said: ‘We are proud to be working with Metropolitan in the design and delivery of their vision for the regeneration of Clapham Park.
‘The commitment and collaboration between client, community and our project team on this detailed application is exemplary and will deliver the highest standards of design and quality for this truly sustainable and inclusive community for the capital, while setting a benchmark for future estate regeneration on this scale.’
