pH+ bags planning for 'cascading terraces' at Brent Cross

Brent Council has approved plans by pH+ to build 39 homes in the Brent Cross area of the north London borough 

The proposal for the scheme in Gladstone Parade, Edgware Road, includes a part three, four and five-storey stepped building with one to four-bed flats arranged around a shared garden. There will be 219m² of shops at ground level, a pub, and a basement car park.

According to the practice, the scheme is defined by a series of ’cascading terraces and balconies’ to the rear of the building, which ‘help break down the overall mass of the building and mediate with the surrounding domestic-scale houses and gardens’. 

pH+ director Andy Puncher said the development would act as a ‘gateway’ to the major regeneration of the Brent Cross area through several major schemes.

Meanwhile, Argent is backing the Brent Cross South development, in partnership with Barnet Council, which was discussed by its chief executive David Partridge earlier this month and involves transforming the 73ha site south of Brent Cross shopping centre to create 6,700 new homes, office space for 25,000 new jobs, and a new high street.

Puncher added: ‘We are deeply committed to progressive but contextual sustainable urban development through high-quality mixed-use schemes. Gladstone Parade will provide much-needed housing, communal spaces and commercial opportunities while creating opportunities for existing and new communities to form and evolve.’

Work is expected to start on site in spring 2018, with a completion date scheduled for summer 2019. 

In May, pH+ won planning approval 34 new homes in Fish Island, Hackney, east London, to the west of the Olympic Park. 

Architect’s view

The design of Gladstone Parade responds to the local vernacular but also anticipates the scale and appearance of the schemes yet to come.

The new apartments, ranging from one to four bed, will be oriented around a shared garden on a first-floor podium level, with a retail parade and undercroft car park located beneath. Every flat will be granted an aspect that looks out to the street and the garden behind. The use of contrasting brick tones on the exterior of the building has been inspired by the neighbouring buildings. These are detailed with deep bronze reveals. Bronze panels reappear at ground level to frame shopfronts along the street’s edge, providing a cohesive and high-quality finish.

A defining characteristic of the development is a series of cascading terraces and balconies to the rear that helps break down the overall mass of the building and mediate with the surrounding domestic-scale houses and gardens. Living areas and shared outdoor spaces, where the residents will spend most of their time, are arranged on the inward-facing elements of the proposed development, away from the busy Edgeware Road and towards a more peaceful outlook and the south-westerly sunlight.
