Mae-led team lodges plans for 1,000-home north London regen scheme

Plans by Mæ Architects, Avanti Architects and Karakusevic Carson Architects for a major estate regeneration scheme in Barnet, north London, have been submitted

Masterplanned by Mæ, the plans for the Grahame Park estate, Colindale, include more than 1,000 homes, new green spaces and a council-run 3,766m² ‘community hub’. This hub will house a nursery, GP surgery, hall, and health facilities.

The scheme will replace 630 homes on the existing 1970s estate, which was built over the course of 10 years by the Greater London Council and Barnet Council with Roger Walters as the chief architect. 

The planning application is known as Stage B of the regeneration of Grahame Park, Barnet’s largest housing estate, which originally had 1,777 homes.

Sixty per cent of the 1,083 planned units will be ‘affordable’ – an umbrella term covering social, affordable, London Living rents and shared owership – while the rest will be for private sale. 

Backed by housing association Genesis, the overall regeneration of Grahame Park will see around 3,000 homes built, replacing those on the existing estate. 

Genesis’s chief executive Neil Hadden said the Stage B planning application marked a ‘significant milestone in the transformation of Colindale’. 

Barnet Council planning committee is expected to make a decision on the planning application, which is out for consultation, later this year. 

If approved, the first phase of Stage B, known as Plot 10, will start on site in 2018 with a completion date scheduled for July 2020.

    And so it continues. Add to this doubling of Grahame Park, there's the huge and growing Beaufort Park next door, and Colindale Gdns on the Peel Centre site . Plus several other developments nearby. Maybe some context and analysis of these devs??

  • So, in 'Stage B', 630 presumably genuinely affordable homes are to be removed from circulation and 60% ( 650 of the 1083 planned new units) are to be 'affordable'.
    I wonder how many of these will prove to be as affordable as the homes that they're going to replace?
