The practice is also the developer and the main contractor on the 19 private apartments.
Smart argued that this unusual procurement method has allowed the practice to take much greater risks than with normal construction.
This method, he insisted, allows for far greater use of innovative materials, layouts and use of natural energy.
'Being our own client allows us to take risks and opportunities that most clients can simply ill afford to do,' he said.
The scheme is scheduled for completion in the first half of 2007.
