Jestico + Whiles has won planning for its mixed-use scheme to redevelop Tower Works in Leeds
The £80 million scheme will transform the former Homes and Communities Agency-owned site into 8,360m² of office space, 1,490m² of restaurants and bars, and 13,470m² of housing.
The housing includes a mix of one, two, and three-bedroom apartments and four-bedroom town houses.
Named Tower Works, the site on the edge of the Leeds-Liverpool Canal is in a conservation area and features a number of listed buildings.
New courtyard spaces will be created around the site’s existing three Italianate towers, while a new piazza is planned for in front of the Grade II-listed Engine House which is also being restored as part of the scheme.
Gareth Jackson, development director for Carillion, said: ‘The team worked closely with the council to ensure that the design response not only builds on the heritage and character of the area, but meets the needs of the people who will live and work at Tower Works. Half the development site is given over to pedestrian and public space, so it will play a vital role in the connection of Holbeck Urban Village to the centre of Leeds and future transport hubs.’
Ben Marston, director at Jestico + Whiles, added: ‘It is terrific that our proposal for the redevelopment of this historic site has been given the go ahead by Leeds City Council. The scheme for Tower Works looks to retain the special character of Holbeck and will contribute to bringing this part of the city back to life.’
The practice won the job through a developer-led competition back in March 2015. Bauman Lyons had previously worked on the plot, having completed the first phase in late 2012 (see bottom).
The scheme is expected to complete in 2020.
