Hodder + Partners has submitted plans for the final stage of the St Paul’s Place development in Sheffield’s city centre
The ten-storey grade-A office block is the third and final page of the St Paul’s Place commercial development. It will sit four storeys higher than the other office blocks on the site.
The ground floor of the 9,900m² office building will be taken up by retail space.
External treatment of the £13 million building is said to ‘pay homage to Sheffield’s historical steelwork industry’, using a steel frame and glazing.
The RIBA president elect’s practice was appointed to the project in 2006, and since then several schemes have been drawn up for the site. ‘The scheme suffered from the effects of the recession, but the fact that it is beginning again now is a sign of the current upturn’, said Stephen Hodder, chairman of Hodder + Partners.
He added: ‘There is a shortage of grade A office space in Sheffield. It’s tremendous that the client is willing to go-ahead with speculative office development. This kind of speculative development is often difficult to get off the ground, especially outside London.’
The scheme sits within the Allies and Morrison-masterplanned Heart of the City development, which also features a car park by Allies and Morrison and a 101m-tall tower by Conran and Partners.
The project is expected to start on site early next year, with completion due in June 2015.
