Glenn Howells scoops planning for £330m Edgbaston ‘destination’

Glenn Howells Architects has won approval for a major office-led regeneration project west of Birmingham city centre

Backed by developers Calthorpe Estates and U+I, the 3.8ha scheme next to the Plough and Harrow in the Hagley Road will overhaul a ’very tired’ and mainly empty 1960s commercial estate.

The mixed-use New Garden Square project has been billed as a ‘high quality, vibrant and accessible’ new gateway ‘destination’ in the commercial heart of Edgbaston. 

The development will provide 57,500m² of office space, 2,400m² of shops, bars and restaurants, around 400 homes, 900 car parking spaces and the ’potential for a 100 bed-hotel’.

The new blocks will be set around an ’eclectic series of gardens and mature trees’.

Ralph Minott, director of development at Calthorpe Estates, said: ‘‘Although now very tired and suffering serious obsolescence, this site was one of the early important concentrated office conurbations on this side of the city.

‘As such, its regeneration as a transformational scheme for the future, aligned with the other major investments announced such as the metro extension to Five Ways, will be significant for the city’s business development plan and to Edgbaston’s commercial centre for future generations.’

He added: ‘Though we will replace the dominant and unsightly high-rise concrete 1960s office blocks with sustainable and eye-catching attractive buildings, the new superb gardens will set an enviable destination, character and feature for the scheme, complementing the retained period properties on the Hagley Road, to be restored following advice from Historic England.’
