Feilden Clegg Bradley Studios (FCBS) has won approval for the transformation of the former Vaux Brewery in Sunderland - a site which has been dormant for almost 17 years
As well as approving detailed plans for an office-led first phase of the scheme by FCBS, Sunderland City Council also waved through outline plans for the wider mixed-use masterplan for the whole 5.5ha site drawn up by Urbed.
The plot has remained empty since the brewery closed in 1999, despite numerous attempts to redevelop it, including a scheme by CZWG for 1,000 new homes, shops and a hotel.
The overall masterplan includes 201 homes, plus commercial development including up to 2,499m² of retail and a hotel. It will also include the creation of an extended promontory to support the Keel Line, a 291m-long art work to commemorate the city’s shipbuilding heritage.
FCBS’s first phase includes 6,319m² of office space, plus 1,000m² of shops and restaurants.
The project is backed by Siglion, a joint venture between Sunderland City Council and developer Carillion, managed by Igloo Regeneration.

Siglion chief executive, John Seager, said: ’We are excited to be finally beginning our work to breathe new life into the Vaux site, which has been empty for almost 17 years since the brewery closed.
’This is such a focal point for Sunderland and its position at the entrance to the city centre is hugely important to how people coming into Sunderland perceive the city. The first phase will create a superb office development, providing the city with some of the best quality working space to be found anywhere in the North East.
He added: ‘This truly is a flagship development for the city, which will bring employment and money into Sunderland’s economy, both during the construction phase and in the longer term.’
In 2013, FCBS and Urbed were named among a dozen outfits appointed to work on the wider, £800 million regeneration programme across Sunderland (see AJ 29.11.13).
