Expressions of Interest sought: affordable housing development, Norwich

The RIBA Competitions Office is organising an Invited Design Competition on behalf of the Delivering Affordable Housing Partnership. The DAHP is a partnership of Norwich City Council, Broadland Housing & Orbit Housing Partnership, Circle Anglia Ltd, Flagship Housing Group and Lovell Partnerships Ltd.

Registered architects are invited to submit Expressions of Interest for an exciting, mixed tenure, affordable housing development to regenerate an area less than a mile from Norwich City Centre. The 1.2hectare ‘Greyhound Opening’ site is currently occupied by a former residential care home, 25 dwellings, a garage and commercial workshops. Much of the existing housing has become outmoded and does not meet the required specifications for special needs housing. The DAHP considers that a higher density (circa 100 dwellings) of better and innovatively designed affordable homes could be achieved on the site. The indicative GBP £10-12m construction works budget will be governed by the final density of the development, which in turn will be influenced by the quality of the proposed design solution.

The intention is to initially appoint the winner of the competition to develop their design proposal up to RIBA Stage D (Planning Application). The successful architect will be required to work as part of a multi-disciplinary team, which will be led by Oxbury & Company - the DAHP’s client representative and project manager. The DAHP is currently exploring a variety of possible procurement routes, with progression of the project subject to successful planning and funding applications.

Up to 5 architectural practices will be short-listed to proceed to the design phase of the competition, who will each receive an honorarium payment of GBP £6,000 (+VAT).
