Duggan Morris wins approval for Guildford homes after trim

Duggan Morris Architects has won approval for a 100-home scheme in Guildford for retirement housing developer PegasusLife after reducing the size of the project

The practice had originally proposed building 105 extra care apartments on the former Burymead House site in Portsmouth Road. But the plans were deferred in November after receiving more than 50 objections, mainly about the scale of the development and its height and impact it on the nearby Grade II*-listed St Nicholas Church and the Wycliffe Building.

However, following a minor redesign which has seen the number of homes reduced by five and the height of one block trimmed from seven storeys to six (a 3.1m reduction), Guildford Borough Council has given the go-ahead for the 12,959m² development.

According to the firm, which is led by Joe Morris, the four block scheme has been designed ’to subtly reflect the grain and character of Guildford’s inherent vernacular, creating interest and excitement in the urban fabric, while also sensitively responding to the site and its surroundings, protecting and enhancing the character of the nearby heritage assets and the privacy of nearby residential properties’.

As well as the 100 new homes, the plans for the empty plot include a ’convivial communal heart’  which brings together a restaurant with open kitchen, lounge, gym, studio and reception, ‘all ensuring a neighbourly interaction and social wellbeing’.
