Douglas and King wins planning for Cricklewood apartment block

[FIRST LOOK + PLANS + PROJECT DATA] Douglas and King has won planning permission for an apartment building on a corner plot in Cricklewood, north-west London

The Shoreditch-based practice has designed the brick apartment block as a ‘modern addition’ which sits amidst a streetscape of Victorian terraces.

Situated on a vacant former industrial site the 468m² new building includes seven flats.

The project is due to start on site later in 2014.

The architect’s view

‘Our client had been a student of architecture before changing career and ultimately building a successful manufacturing business. Whilst maintaining a keen interest in the subject this background provided an understanding of the importance of good architectural design, careful cost management and the need for good building contractors and suppliers.

‘The brief was to design good quality, light, bright and spacious apartments and studios that would attract reliable rents and resale values. The architects have used the site constraints to inform the design of apartments that are much larger than the minimum standards set out in planning guidelines.

‘The building has been faceted and sculpted to sit comfortably with the scale of neighbouring residential buildings. Modern high performance facades with large sliding windows and internal glass Juliette balconies provide the apartments with hybrid inside/outside terraces designed into the main living areas.’

  • 'Faceting and sculpting' in an urban environment - apparently to include the roof, as if the whole building has been carved out of one chunk of brick - surely risks differential staining if roof rainwater just runs down the walls? Or are there to be gutter 'grooves' along the wallheads?

  • Well noted, yes gutter grooves.
