Boost to Maccreanor Lavington and 6a’s crowdfunded masterplan as mayor buys site

Haringey residents who crowdfunded Maccreanor Lavington and 6a architects to design a 900-home masterplan have been given a major boost after the London mayor agreed to buy the site

The land, which comprises part of the St Ann’s Hospital site, was acquired from Barnet, Enfield and Haringey Mental Health NHS Trust in the first use of the mayor’s £250 million Land Fund.

Mayor Sadiq Khan is now in discussions with the St Ann’s Redevelopment Trust (StART) which has been working since 2015 on a community-led proposal for the site.

In addition to two small grants, StART raised £25,000 through a crowd-funding campaign, used to hire Maccreanor Lavington and 6a architects to create a masterplan for 800 homes on the former hospital. 

The group, which is registered as a Community Land Trust, arose from a previous campaign opposing plans for the redevelopment of the hospital which received permission in 2015 with 14 per cent affordable homes.

StART’s hopes to build 800 homes on the site and ‘significantly increase’ the amount of genuinely affordable homes in the proposals, which include new buildings and green space. 

The proposals also include continuing the site’s  ‘health legacy’, retaining its biodiversity and a ‘focus on local heritage’ by retaining and renovating several buildings as part of the current hospital facilities.

StART director Marlene Barrett said: ‘Residents in Haringey were appalled when the site was given planning permission for only 14 per cent affordable homes. We welcome the mayor’s decision to purchase the site and work with us.

‘We hope our community can now realise its vision for a community-led development that delivers genuinely affordable homes for people in this area, as well as maintaining the site’s health legacy and green public space. With the potential to build up to 800 homes, the scale of this project is unprecedented and could redefine the way we think about housing in London.’

Khan said the investment showed how City Hall plans to take ‘a more active and direct approach to unlocking sites’ across the capital.

He said: ‘Late last year I announced my plans for a new Land Fund to buy sites – and at St Ann’s we are showing what this can achieve. Not only will my intervention unlock this site, but it will also allow us nearly to double the number of homes, and crucially increase six-fold the number of affordable homes that had previously been given planning permission.’
