Assael Architecture has unveiled a £175 million build-to-rent scheme on the site of the former Boddingtons Brewery in Manchester – the latest in a series of attempts to regenerate the site
The 556-home Old Brewery Gardens project for developer Prosperity Capital Partners has been submitted to Manchester City Council.
Since the brewery closed in 2005, a number of schemes have been proposed for the site. AHR Architects submitted proposals two years ago for a mixed-use scheme while in 2010, permission was given for a 200-bedroom hotel designed by HKR Architects. Prior to that, the site was earmarked for a development by HOK Architects in 2007, which faltered due to the recession.
Assael’s 52,700m2 proposal is for a 26-storey tower and a 17-storey tower, with 375 homes for rent and 181 for sale.
It features 3,700m2 retail and commercial space alongside resident amenities including a gym, resident lounges, rooftop terraces and an open-air cinema and outdoor yoga studio in a communal garden.
The site is opposite the Manchester Arena and near Victoria station.
Assael said the design was ‘mindful of Manchester’s existing character, using materials and colours that are consistent with the surrounding red brick buildings, helping tie the new in with the old’.
