The London Legacy Development Corporation (LLDC) has approved plans for a £140 million mixed-use quarter by Ash Sakula and BUJ Architects in Hackney Wick, east London
The 2.88ha Wickside project, on the edge of the Queen Elizabeth Olympic Park, will create 475 new homes and 9,854m² of creative employment, commercial and community space on the former waste transfer site.
BUJ has been working on the 39-building canalside scheme close to the busy A12 for nearly nine years. Ash Sakula was brought into the project four years ago, initially to advise on the placemaking for the ‘biophilic neighbourhood’ with its network of green roofs. The practice is delivering eight of the buildings.
The approved design features a neighbourhood of ‘differently sized urban blocks set around ordinary London streets’ with ‘each block made up of a variety of individually scaled buildings, creating a complex and diverse townscape’.
The 63,000m² project includes the revamp of a number of existing heritage buildings, an industrial working yard, a craft brewery, casting foundry, food quarter and art gallery set along a new park overlooking Hertford Union Canal.
At the east of the site, designs include a new canal bridge for pedestrians and cyclists which links to the Hackney Wick Station and Fish Island developments.
Ash Sakula founding partner Robert Sakula said: ‘We’ve aimed to create a proper piece of city, closely integrated with the different characteristics of its surroundings, so that Wickside becomes not just one place but many places.’
BUJ founding partner Guy Forrester said: ‘“Eight years in the cooking, we now look forward to the next phase, delivering a new piece of London to live, work and play in.’
The plot, which includes McGrath House and other outbuildings, was formerly part of the Lush & Cook dye works before becoming a waste transfer site.
The site was outlined in early 2014 as part of the LLDC’s plans to overhaul the Olympic Park after the 2012 games.
Construction work is expected to start on the project, which sits next to a 52-home scheme by pH+, next year.
