Alma-nac reveals designs for homes on East End garage site

Emerging practice alma-nac has unveiled the first images of a proposed two-house scheme on a garage site in Plaistow, east London

The plans in Pelly Road, which were approved in April last year but are awaiting a final planning condition sign off, feature a pair of three-storey houses, clad in a white metal on a brickwork datum. 

Subject to approval, work on the £400,000, 176m² project is expected to start on site in September, with a completion date scheduled for August 2018.

The disused workshop was previously considered undevelopable due to it’s small size (66m²) and narrow footprint. The narrowing of the site at one end and the desire to create two well sized 2-bed houses led us to design interlocking forms where the the party wall staggers between the two house. This allowed us to create good sized living spaces on the first floor for one house and second floor of the other. The rear elevation was limited to high level windows only due to overlooking, while one side couldn’t have any windows due to potential further development. This led to a front façade with large picture windows and carefully positioned rooflights

The material palette reflects that of the adjacent garages and the workshop it replaces. A grey brick ground floor provides a solid robust base while white sinusoidal metal cladding with areas of perforation provides simple, but textured and slightly reflective upper floors. The cut outs for balconies and entrances add a scale of articulation beyond that of the sinusoidal cladding.
