Allies and Morrison wins go-ahead for Old Oak homes

Plans by Allies and Morrison for more than 200 homes in the Old Oak Opportunity Area in north-west London have been approved 

Known as North Kensington Gate South and North, the two-block scheme was granted permission by the Old Oak and Park Royal Development Corporation.

The first 19,020m² building, North Kensington Gate South, was given the OK last week. It comprises 164 flats in one building broken into three distinct masses, which step down in height from 22 storeys to eight storeys to six storeys. It will also include shops at ground level.

The second 5,282m² scheme, which was approved last month, provides 47 homes in another stepped building, which ranges in height from 11 to four storeys.

Replacing former industrial units, the proposals will sit on the eastern edge of the Old Oak Opportunity Area.

Allies and Morrison partner Miles Leigh said: ‘This project is at the vanguard of new residential development in the Old Oak Opportunity Area and sets the standard for design and quality.’

Both buildings are expected to start on site later this year, with a completion date scheduled for 2019.

Allies and Morrison is also one of seven finalists competing for the separate scheme to draw up the 140ha Old Oak Common masterplan. The shortlist also includes Grimshaw, Hawkins\Brown, Aecom with BIG, Arup, Karakusevic Carson Architects with 5th Studio, and Farrells with Thomas Heatherwick Studio.

Planned to complete in 20 to 30 years’ time, the landmark regeneration project is expected to deliver around 24,000 new homes and 55,000 jobs.

Architect’s view

The architecture on North Kensington Gate South incorporates several elements that respond to its unique heritage surroundings in a contemporary way. The use of white precast stone frame brings together the group of proposed buildings, reflecting the materiality of the nearby Canadian War Memorial and the Anglican Chapel, both of which are made of Portland Stone. Bespoke folded aluminium panels with a variety of bronze colour shades reference the industrial legacy of the site.

The North Kensington Gate North building has been designed with a strong brick masonry form, responding to the neighbouring Victorian houses.

  • These two residential blocks are sited right next to a busy main road (although the site plan would appear to suggest that there might be traffic calming measures) and while this project has gained planning approval the separate Old Oak Common Masterplan is still to be drawn up - so is there already a masterplan for this eastern fringe of the Old Oak Opportunity Area? Or is the Old Oak and Park Royal Development Corporation starting off on the wrong foot, because - whilst these residential blocks themselves might 'set the standard for design and quality' - the site planning seems to be very odd indeed.
