    What a horrible mess. As for the football stadium, its beyond a joke with its open corners and messy unresolved roofs. The design team needs to go back to Y1 at architecture school and the artist needs to do a foundation course before choosing to study something other than fine art !

    !'m sorry that is not £130,000 worth of extension ! On what basis is this valuation made - what has been excluded ? The problem with valuations is that there is no accepted basis on what should be included. In my experience these figures are always "massaged" to give the impression of good value for money so that potential clients will be encouraged to engage the relevant architect. Some sort of breakdown is required, for example is VAT included, are fees included, are consultant and statuatory fees etc included, are furniture and fittings included, etc. etc. in fact what is the true cost to the client ? This would appear to be at best the cost to the client of the initial tender cost less fees, extras variations, specialists sub-contractors etc. etc.. Sorry I am totally unconviced.

    No ground floor plan and no costs. Dreadful lack of storage throughout especially first floor bedrooms which are really minimal and beds against the wall are far from ideal. The ensuite at first floor should have had a pocket door, the outward opening door is both impractical and potentially dangerous. Visually it looks good but I'm not sure it will prove a practical place to live.
