Chapman Taylor, the architects behind the new Trinity Leeds shopping centre which is due to open next week, has said retailers must ‘constantly evolve’ to reactivate city centres.
Director Adrian Griffiths of Chapman Taylor called on retailers to rethink their approach in light of the Portas review, with shorter lets and a higher turnover of retailers as possible solutions.
‘The level of management needs to be more active, with a higher churn of retailers to make the offering new,’ says Griffiths, speaking to the AJ at the MIPIM property fair in Cannes.
Asked what clients can do to attract people back to the downtown centres, Griffiths suggested more culture and leisure facilities.
‘To maximise value, clients should let A3 restaurant and café units at low rents to improve dwell time,’ said Griffiths.
Griffiths also said retailers should seek a share in online sales turnover, ‘especially with the current trend of viewing the product in-store before ordering online.’
Trinity Leeds shopping centre in Leeds city centre for developer Land Sec opens next week (21 March). At 1 million ft², the project only shopping centre in the UK opening this year.
The scheme was set to mark the late Enric Miralles’ English debut but was subsequently redesigned by Chapman Taylor. The original £650 million project featured a complex galss roof structure and was mothballed back in early 2009 (see AJ 21.07.2010).
