The Bolam Coyne development at Ralph Erskine’s Grade II*-listed Byker housing estate in Newcastle has re-opened following a £2m restoration by Ryder Architecture
The development had stood empty for a decade because shared access balconies and courtyards, coupled with crime and anti-social behaviour, had made the flats difficult to let.
Due to neglect, the derelict homes had found themselves on English Heritage’s register of Listed Buildings at Risk.
The redevelopment by Ryder Architecture has created 15 two- and three-bedroom homes in the estate’s original horseshoe form. Ground floor entrances have been created for each property, together with private gardens and more secure inner courtyards. The homes have also been made more energy efficient, with photovoltaic panels on upper roof levels.
The team reviewed the original design with Michael Drage, a member of the original team who worked with Ralph Erskine to design the estate. As a result, components of the existing design such as landscaping, garden layouts, shared courtyards and the desire to maximise views of the River Tyne were retained.
Baroness Andrews, chair of English Heritage, said: ‘The Grade II* listed Byker Estate is of great importance and is something the residents and people of Newcastle can really be proud of. Having visited before the work started, it is fantastic to see an empty, fenced-off and forbidding area transformed to provide new comfortable homes.’
