[First look] PLP Architecture has submitted a planning application for this 56,000m² mixed-use project to redevelop the site of the Royal Mail’s Rathbone Place depot in central London
The office, housing and retail scheme – dubbed Newman Place – creates a new public square and pathway connecting Oxford Street to Fitzrovia.
PLP’s proposal will replace a postal sorting office which is being shut down as part of a £32 million bid by Royal Mail to improve services by relocating its services to Mount Pleasant in Clerkenwell over the next two years.
A Royal Mail spokesperson said: ‘Royal Mail has submitted a planning application to Westminster City Council for a mixed use scheme (commercial office, residential and retail units as well as significant public realm) of around 600,000 square feet (gross) on the site of its Rathbone Place mail depot. The site has tremendous potential in its own right and as a catalyst for the further regeneration of the East End of Oxford Street.
‘Royal Mail has a clear strategy to ensure we derive maximum value from any property we no longer require. This includes selling the freehold or leases which we hold, and, where appropriate, working with planning authorities to ensure that properties we are selling are attractive to new owners. We have a strong track record in using the proceeds from disposal of surplus property to invest in the mail operation.’
