[FIRST LOOK] The developer behind Feilden Clegg Bradley Studios (FCBS) much-anticipated proposals for Kirkstall Forge in Leeds has won a lengthy extension to its planning permission
Commercial Estates Group (CEG) had orignally won outline planning for around 1,400 new homes and 16,500m2 of offices, shops and restaurants on the historic 23ha site next to the River Aire back in 2007.
However the long-term, mixed-use project has been heavily delayed since FCBS won the masterplanning commission in 2008 (see below). Now CEG has been granted an extension of 15 years to the existing permission. by Leeds City Council.
The first phase of the development will tie in with the construction of a new train station at Kirkstall Forge which, subject to Department for Transport, funding could be operantional by May 2015.
According to CEG, the developer has recently been working with the council ‘to refine the masterplan, improving linkages with the woodland and millrace and determine how best to integrate the forge building and the overall massing of the scheme’.

[FIRST LOOK] Feilden Clegg Bradley Studios (FCBS) has unveiled its much-anticipated proposals for the redevelopment of Kirkstall Forge in Leeds
The ambitious construction project, backed by developer Commercial Estates Group (CEG), will create around 1,400 new homes and 16,500m2 of offices, shops and restaurants on the historic 23ha site next to the River Aire.
Showcased at the international property conference MIPIM in Cannes, the project is a flagship development being promoted by Leeds City Region partnership, alongside Bradford’s City Park and Yorkshire Forward’s redevelopment of Tower Works (designed by Bauman Lyons).
Kirkstall Forge will become the biggest mixed-use brownfield development in Leeds and will include a new station - due to open in 2012 - which CEG has already pledged £4 million towards building.
Charles Johnson, development manager of CEG, said: ‘Once the railway station is operational, Kirkstall Forge will be only a six-minute journey from Leeds city centre. This, together with the riverside frontage and facilities such as a gym, crèche, hotel, restaurants and bars makes it an ideal location for business.’
FCBS landed the scheme back in June 2008.
