This new clinic will include four general practitioners’ surgeries and various community health facilities. Natural ventilation is used throughout, except in areas with clinical requirements.

Windows are comprised of two vertical panels: one fixed panel and an openable panel with glass louvres connected to the building management system with a manual override. At night, the top two louvres open automatically for night cooling as necessary. Mechanically ventilated areas have heat recovery of exhaust air.

A concrete frame is used for thermal mass. Insulation standards exceed Part L by 15 per cent and air tightness exceeds statutory requirements by 30 per cent.

A 100kW biomass boiler is planned to reduce building carbon emissions by 20 per cent.  The boiler will initially run on wood pellets to enable shared delivery with the nearby Streatham Common project, but it can also operate with wood chips, which will allow local procurement and reduce operating costs.
