Holder Mathias finds new outlet in Estonia

Holder Mathias has landed this retail outlet project in Estonia – and believes Eastern Europe could become a hotbed for similar schemes

The practice’s designs for the 11,300m² Tallinn Outlet Centre includes shops, restaurants and cafes as well as an artificial lake that can be used as an ice rink.

It is the firm’s first project in Estonia but it is working on a similar scheme in Slovakia as well as on concept designs in the Ukraine.

Managing director Peter Gamble told AJ: ‘There is a market in Eastern Europe for outlet centres.

‘In the UK, there are as many as there are ever going to be but across much of Europe there is great potential.’

The €15million (£12.4million) Tallinn Outlet Centre development aims to attract top fashion brands from across Europe and expects two million visitors per year. 

‘The challenge is to create a sense of value for money but also somewhere people want to spend time in,’ said Gamble. ‘People will spend 90 minutes driving to a centre like this, and three or four hours looking around, hunting for bargains.”

Holder Mathias’s designs show an L-shaped covered shopping street of shops and restaurants overlooking the large landscaped lake in the centre.

The designs include a variety of measures to reduce the environmental impact of the centre.

About 16 per cent of the plot has been dedicated to green space, and green roofs a further 17 per cent.

Local materials will be used wherever possible and sustainable drainage measures will be implemented across the development. ENDS
