EllisMiller has won planning for a £75million mixed-use project in east London featuring a 185-room hotel, eight flats and a dozen shops
The 13,935m² project off Shoreditch High Street retains two Georgian facades: 186 Shoreditch High Street and the Grade II listed townhouse at 187 Shoreditch High Street.
The 1.6 acre site is currently a car park and has recently hosted pop-up restaurants, also designed by EllisMiller.
Chris Patience, partner, EllisMiller, said: ‘We consulted closely on the project with English Heritage as it was a conservation area and they had an interest in the development.’
He added: ‘187 Shoreditch High Street will be refurbished as a café-restaurant. We had various conversations about number 186, and whether it should stay or be demolished. The plans we submitted retain the façade of 186 on the advice of English Heritage, but due to the poor condition of the building it will be stripped out, with floors removed, incorporating it into the new project.’
According to the practice, one of the biggest challenges was incorporating the East London Line, which runs through the site. Regulations ban permanent structures below or within 3m of the viaduct, and also forbid the construction of opening windows within 5m of the viaduct.
The design team went round this by designing 10 semi-permanent kiosks which will form a new food market under the viaduct.
Patience said: ‘The kiosks can be closed and remain on site, but they can be moved in the event that TfL need to inspect the viaduct. The street market will bring activity to the area during the week, and illuminated panels have also been incorporated to exhibit works by local artists.’
‘Because of the nature of the site, being in Shoreditch which is such a diverse area, we wanted to respond to each corner of the site individually, not to create a homogenous design.’
Construction is expected to start in early 2014, and is expected to be completed by mid 2015.
