3DReid's Co-op HQ achieves BREEAM Outstanding

3DReid has completed a BREEAM Outstanding 45,669m² office building for the Co-operative

The Co-operative Headquarters at One Angel Square in Manchester, designed by 3DReid has received a BREEAM score of 92.25 per cent, earning it an Outstanding certification.

The building delivers a 50 per cent reduction in energy consumption compared to the Co-operative’s current building complex and reduces carbon by 80 per cent.

The building’s energy strategy is based upon a clear energy hierarchy, structured around the following principles:

  • Mean: Reducing the demand for energy through the design of the building’s form and fabric
  • Lean: The efficient use of energy through the application of efficient services
  • Green: The integration of low or zero carbon technologies to meet the remaining demand

Passive solar gains have been maximised through the ‘mean’ strategy. Fresh air is supplied to the building through underground earth tubes which act as earth-to-air heat exchangers, passively ventilating the building. The concrete soffits have been left exposed, acting as thermal mass and a night cooling strategy reduces supplementary cooling alongside both annual and peak demand.

A CHP unit generates electricity from plant oil and the waste heat is re-used or cooling is provided using absorption chillers. The fuel for the CHP units is grown on the Co-operatives own farmland.

The designs were tested against 2050 climate data which will make the design more efficient as temperatures rise due to global warming.

A green travel plan, electric car charge points, a smartphone app explaining how the building works and personal carbon usage tracking influence occupant behaviour to ensure the building is used as designed.
