Council rejects Dexter Moren’s Westminster hotel over height fears

Westminster councillors have refused Dexter Moren Associates’ proposals for a hotel scheme in Pimlico after residents complained over its height

The practice’s plans for 4C Hotels Group involved the demolition of existing offices on the Vauxhall Bridge Road site and their replacement with a nine-storey building with 169 rooms, a restaurant, bar and gym.

In a report to Westminster’s planning committee, officers said while the new building represented a ’substantial increase in height’, it matched the neighbouring building to its north-west, and stepped down on the other side.

‘The proposed design creates an asymmetric appearance, which forms a character of its own,’ the report read. ‘The scale of the proposal is considered acceptable within this context and appropriate to Vauxhall Bridge Road.’

But despite planners recommending approval, councillors rejected the scheme after a petition was launched by residents who said the hotel development would block daylight to their homes and impact on privacy.

Practice director Dexter Moren said: ‘This was a scheme recommended for approval and designed to integrate into the streetwall of Vauxhall Bridge Road, stepping in relation to a higher building to the north and lower buildings to the south.

‘Our understanding is that the refusal was driven by objections from residential properties to the east that have benefited from existing lower height buildings on the site, despite the recommendation for approval considering these inconsistent with the urban composition of this part of Vauxhall Bridge Road.’

A spokesperson for 4C Hotels said‘We are naturally disappointed with the decision made last night in relation to our proposals for 268-282 Vauxhall Bridge Road, as we believe it would have delivered significant benefits to the local area.

‘We remain committed to achieving a high-quality redevelopment of the site, and will now consider our options going forward.’

Westminster Council was approached for comment.

  • NIMBY alert!? Where is Barbara Weiss? Or perhaps it’s not a tower block?! Time to resort to the Richard Siefert technique. Re submit the same drawings, but with the look of a few storeys scratched off. Hang on, doesn’t work with a CAD submission!
