Hunt begins for Weston-super-Mare housing architect

North Somerset Council (NSC) is recruiting an architect for a residential-led redevelopment of Dolphin Square in Weston-super-Mare

The winner of the £135,000 contract will draw up plans for up to 180 new homes on the key town-centre regeneration site.

The plot, which overlooks the Bristol Channel and Weston-super-Mare pier, was previously part of a £45 million leisure and retail scheme drawn up by Mountford Piggot Architects for McLaren Life.

In March, the council and the Homes and Communities Agency (HCA) acquired the site, originally earmarked for waterfront retail units. The remaining phases of Dolphin Square still owned by McLaren Life are under construction and due to complete later next year.

The council’s brief says: ‘The site has capacity to deliver 180-plus homes together with potential for active ground-floor retail and leisure opportunities.

‘We are seeking an architect to achieve marketable and deliverable planning consents as well as provide background technical information and solutions to allow developers and investors to bid.’

Weston-super-Mare, 29km south-west of Bristol, became a popular resort with the arrival of the railways, but saw tourism decline during the late 20th century.

Last year the council launched a Prospectus for Change intended to boost regeneration opportunities and provide new retail, housing and education facilities within the town centre.

WSP with LDA Design have already drawn up a strategic framework and masterplan for the area which includes development briefs for key regeneration sites.

The chosen team will work the council’s technical and property advisers to develop a scheme based on the masterplan and to submit an outline planning application. The architect may then be novated to a preferred developer with design quality monitored during delivery by NSC and HCA.

Nearby landmarks include the historic Winter Gardens Pavilion, Weston-super-Mare Wheel (pictured) and the Grand Pier which was rebuilt by Angus Meek Architects following a fire eight years ago.

The deadline for applications is 19 October.
