Mole Valley District Council is recruiting a multidisciplinary design team to remasterplan the Swan shopping centre in Leatherhead, Surrey
The team chosen for the estimated £100,000-to-150,000 contract will complete an options appraisal and create a masterplan and implementation strategy to regenerate the landmark 9,290m² shopping complex.
The project is part of a wider masterplan to upgrade Leatherhead’s town centre and high street and will either reconfigure or partially demolish and rebuild the prominent 1981 structure.
According to the brief: ‘The core objective of the project is for the council to receive a robust, evidence-based and fully researched and viable development option for the centre as a catalyst to revitalise the high street. This will enable the development of a costed business plan with an Implementation Strategy setting out recommended approach and phasing plan.
‘The council considers that key to the success of this project is a team who brings both a breadth and depth of knowledge and experience in the mixed-use, retail and leisure sectors, with an understanding of changing consumer trends and their effect on town centres, and up-to-date market intelligence as to key target operators and their town-centre space requirements. This needs to be applied to and put into the context of Leatherhead, and the local market.’
Leatherhead is a small town on the banks of the River Mole close to the M25 motorway. The town – which is home to 11,000 people – developed as transport hub, with the historic Swan Hotel serving horse-drawn coaches for many centuries.
The Swan Centre was created in the town centre in the early 1980s and further expanded 14 years ago. The complex features a covered mall, open-plan service deck, a six-storey car park, a day centre and two office buildings.
The latest project aims to regenerate the shopping centre and deliver new retail units larger than those currently available, along with outdoor spaces suitable for food and beverage retailers.
Other planned improvements include new car parking and leisure facilities including a potential cinema, an upgraded rear façade on Leret Way, enhanced public realm and a redeveloped High Street frontage.
