Competition: NHS Property Services framework

NHS Property Services has announced a new £50 million architectural services framework

Teams chosen for the three-year agreement will have the opportunity to work on a range of new-build and renovation projects across the service’s 6,500ha estate in England, which includes around 26 million m² of buildings across 1,200 sites.

The framework is divided into four lots covering projects by member organisations and other customers across the NHS in the North West, North East and Central; West Midlands and East; South West; and South East. Work for other UK-wide public-sector organisations may also be included.

According to the brief: ‘The framework agreement is intended to facilitate the provision of architecture services in relation to the development of an estates strategy, the design and planning of new buildings and the adaptation/extension of existing facilities, and the overall management of the estate.

‘The framework agreement is not intended to specifically provide for the services of any of the following construction-related experts: project managers, building surveyors, quantity surveyors, building services engineers, structural engineers, or CDM coordinators except where they may perform duties in relation to the services.’

The NHS in England is one of the country’s largest public employers with 1.4 million staff and more than £100 billion in annual funding. The health service occupies an enormous number of buildings, of which around 43 per cent are more than 30 years old and potentially in need of renewal.

Earlier this year NHS Property Services appointed the former chief operating officer of LandSecuritiesTrillum David Godden to a new non-executive director role. Recent projects commissioned by the organisation include a rebuild of Hythe Hospital, Southampton by ArchitecturePLB. The latest framework will be managed by Proxima Group on behalf of the NHS Property Services. 

The deadline for applications is midday, 5 December.

  • What is the point of having an architectural services framework which does not include Building Services Engineers. A stunning building is great for peoples egos. However, a well designed building which can be maintained in the long run is great for patients and should be more cost effective for the NHS to maintain. It would appear that great strides have been taken in how building look on teh surface both internally and externally. However, the design of those areas behind the walls and above the ceilings does not appear to have progressed at all.
