Welsh housing association Tai Ceredigion is recruiting an architect for a new £3.4 million enterprise centre in Lampeter, Ceredigion

The winning team will draw up plans for a new two-storey complex overlooking the busy A475 Pontfaen Road, featuring enterprise centre for local SMEs, an incubator for start-up businesses, and office space for charities.

The project will replace an existing single-story office hub (pictured) – known as the Canolfan Dulais site – which features two large prefabricated wings and is no longer considered fit for purpose. A new conferencing facility and residential units may also be delivered as part of the scheme.

Tai Ceredigion is a housing association with some 2,300 housing units mainly in Ceredigion, west Wales. In its brief, it says it is seeking expressions of interest from ‘suitably qualified and experienced architectural practices to redevelop a site known as Canolfan Dulais within Lampeter into a state-of-the-art enterprise centre.

‘It is envisaged that the enterprise centre will provide serviced SME start-up and move-on offices, training and conference room facilities, alongside a wing for charitable organisations as well as some new homes. The existing buildings on the site will be demolished and a new provision designed in accordance with local need. It will be a mixed-use site, with a modern frontage on the main A475 road that leads into Lampeter from the west.’

Lampeter is a small town on the confluence of the River Teifi and the Afon Dulas, around 34km south-west of Aberystwyth. Tai Ceredigion was founded in 2009 to receive housing stock previously managed by Ceredigion County Council.

The latest project will redevelop the Canolfan Dulais site which currently hosts a range of local businesses and charities. The new building will replace existing structures on the sloping plot which overlooks the main A475 Pontfaen Road.

Initial conceptual plans for 20 commercial and seven residential units on the site have been drawn up by local practice Trevor Hopkins Associates. Interested teams must have at least £5 million of professional liability insurance.

The deadline for applications is midday, 9 January.
