Derbyshire County Council is recruiting an architect to design a £10 million-to-£30 million care home in Ilkeston

The winner of the £720,000 contract will explore a range of options for a new 40-bedroom old peoples’ home on a disused 1ha site on Bennerley Avenue next to Ormiston Enterprise Academy and several residential properties.

The project, planned to complete in 2021, will deliver a new complex featuring a mix of care and nursing facilities in line with Stirling University’s latest dementia design standards. A cost consultant will be recruited in a separate lot.

According to the brief: ‘It is anticipated that initially the appointed consultants will be required to look at alternative development options for the site and support the council in assessing the feasibility of these. On conclusion of this exercise, detailed planning approval will be submitted, and subject to funding, the scheme constructor will be appointed via an OJEU competitive process for a design and build form of procurement.

‘The successful architect and cost consultant will join the client procurement team and play an active part in selection of the preferred construction partner. The cost consultant will act as employer’s agent for the development and the architect will be novated to the successful contractor. Other design team members will be appointed either internally, or externally as required by the council.’

Ilkeston is a small town of around 40,000 residents just west of Nottingham.

The latest project will deliver a new care home for the area which will soon see a nearby existing facility – the Hazelwood Home for Older People in Cotmanhay – close down.

The scheme will create a new ‘flexible and adaptable’ 40-bedroom facility on an undeveloped site next to Ormiston Enterprise Academy which was completed by Nicholas Hare Architects three years ago.

The new building will feature both long-term and short-term residential accommodation along with a community café, hairdressers, therapy room, and support facilities such as offices, storage and staff areas.

Documents must be requested by 14 June and the deadline for applications is 11am, 21 June.
