First Choice Homes Oldham (FCHO) has announced a new £9 million framework

Architects chosen for the four-year framework will have the opportunity to work with the housing association on a range of new-build mixed-tenure residential developments throughout Oldham and its neighbouring boroughs.

The framework is part of FCHO’s bid to deliver at least 800 new dwellings by 2020. New developments will feature a mix of social rent, affordable rent, private rent, shared ownership, rent-to-buy and market sale units. Other disciplines required include employer’s agents, principal designers, structural engineers and legal services.

In its brief, FCHO says it has ‘an ambitious development programme to deliver a minimum of 800 units by 2020 (200 of which are already under construction) and secure a pipeline of land for a forward programme to be delivered over the next five years.

‘Sites will range in size and nature; however the challenging conditions and topography surrounding the area will most likely be present on most sites. The programme will contain a range of property types to meet the needs of the market; these will wherever possible be developed from standard house types.’

Oldham is around 11.1km north-east of Manchester and home to approximately 230,000 people. FCHO was founded 16 years ago to manage formerly council-owned properties throughout the town and today owns more than 12,000 homes in the area.

The latest framework will play a key role in meeting FCHO’s promise to deliver 800 new homes across Oldham by 2020. The framework is divided into five lots with the architectural services tranche expected to be worth up to £2 million in fees.

The call for applications comes four years after Manchester-based 5plus Architects completed a new £5.4 million headquarters for the organisation.

The deadline for applications is midday, 8 October.

  • Did you appreciate that they are asking for a 'resolved scheme' (to RIBA Stage 2) for 9 small sites as part of the competition? There's no offer of an honorarium either. This shouldn't be encouraged or supported!
