The ExtraCare Charitable Trust has launched a major £11 million construction consultancy services framework for the West Midlands
The agreement will run for eight years and is divided into three lots, including architectural services worth up to £4 million in overall fees.
Three practices chosen for the framework will have the opportunity to work on a range of new-build extra care housing projects and the refurbishment of existing facilities within a 100-mile radius of the trust’s headquarters in Coventry. Separate lots will recruit mechanical and electrical engineers and employers agents.
In its brief, the trust says ‘ExtraCare Village projects are significant developments with an extended design, planning and construction period. ExtraCare wishes to benefit from the expertise and learning gained in working on these projects, so as to be able to select the same professional advisers to work on a follow-on scheme or schemes, once the learning is completed.’
The ExtraCare Charitable Trust was founded in 1988 and develops and operates ExtraCare retirement villages across the Midlands and south of England.
The trust currently owns and manages more than 3,800 residential units, which are available to older people for affordable rent, shared ownership and leasehold sale.
Its recent projects include a £35 million ExtraCare Village (pictured) in Longbridge designed by Birmingham practice Nicol Thomas.
The organisation plans to deliver a new retirement village – costing between £44 million and £48 million – every nine to 12 months; and refurbish an existing facility – costing between £800,000 and £1.5 million – once every year.
