Competition: Caledonia Housing Association framework

Caledonia Housing Association Group is recruiting architects for a new four-year framework worth around £500,000 in design fees

Up to three teams will be selected for the framework which is expected to deliver 154 zero-energy and digitally inclusive homes across seven sites in areas including Perth (pictured), Inverness, Dundee and West Dunbartonshire.

Individual schemes within the £18.9 million programme will be commissioned by the Caledonia, Cordale or Bellsmyre housing associations which are all owned by the group. The project is part of the organisation’s bid to deliver 1,000 affordable homes over the next five years across Scotland.

According to the brief: ‘The appointment of suitably qualified architects is crucial to delivering our new affordable housing programme and achieving our zero-energy and digitally inclusive target, and bidders should be able to demonstrate extensive knowledge and experience of successful completed projects of a similar nature constructed in the UK in recent years.

‘The new homes will also meet, as a minimum, the requirements set out in the Caledonia Housing Association Design Guide (2017), Housing for Varying Needs, Secured by Design and all other relevant legislation.’

Caledonia Housing Association owns 4,200 homes across Tayside, the Highlands and West Dunbartonshire. Cordale Housing Association and Bellsmyre Housing Association are both subsidiaries.

Bidders must hold a general annual turnover of at least £170,000, employers’ liability insurance of £10 million, public liability cover worth £10 million and professional indemnity of £2 million. Applications will be evaluated 70 per cent on quality and 30 per cent on cost.

Three architects will be chosen for the framework agreement with two chosen as principals and the third held in reserve. The contract will start in December 2017 and conclude in November 2020 with an option to extend for a further 12 months.

The deadline for applications is midday, 25 September.
