Bridgend County Borough Council is recruiting an architect for a £3 million investment in new facilities for local small businesses
The winning team will refurbish and upgrade the Mid Glamorgan town’s existing Innovation Centre and develop three new light industrial units on the Village Farm Industrial Estate in Pyle around nine miles west of the town.
The project, planned to complete in 2021, aims to provide additional workspace for new enterprises which are being established faster in the local area than anywhere else in Wales, creating a shortage of affordable premises. The scheme comes five years after the council created a pilot business incubator with Sony, which is now full.
In its brief, the council says it has ‘seen a growth in business birth rates in recent years, although the levels and variety of business accommodation for lease have not kept pace. This has created a situation where there is now a demand for business accommodation that is not being met. In addition, much of the stock that does remain is considered to be older accommodation.
‘In 2013 Bridgend County Borough Council worked with Sony on a pilot project to create a centre for rural enterprise. The Bridgend Enterprise Hub Development operation intends to build on this pilot project and roll out its approach at the Innovation Centre, Bridgend as well as Village Farm Industrial Estate, Pyle. This operation will deliver a strategic approach to providing a range of office and industrial premises that responds holistically to a clear gap in the market, which the private sector is not providing.’
Bridgend county borough stretches 20km along the M4 corridor, and has a population of around 139,000. It has witnessed a surge in the creation of new micro and small businesses over the past decade.
The £1.75 million Innovation Centre upgrade will create an ‘imaginative and accessible’ venue for up to 15 small firms featuring a foyer, meeting rooms and communal kitchen.
The second, £1.3 million part of the project will, meanwhile, create a series of ‘enterprise centres’ on two plots within the Village Farm Industrial Estate featuring flexible space for small business of between four and 10 people.
