Spelthorne Borough Council is seeking an architect to deliver around 88 new homes on the site of Benwell House, Sunbury, Surrey
The winner of the estimated £400,000 contract will develop post-planning designs to convert the mid-1980s office block into 57 new apartments and create a new-build 31-unit housing block on the suburban 0.8ha site close to Sunbury train station.
The project, planned to complete in 2020, will redevelop the landmark 2,400m² block on Green Street, which was last refurbished in 2012 and purchased by the local authority last year. A project manager, quantity surveyor, structural engineer and an MEP consultant are also sought in separate lots.
According to the brief: ‘The areas immediately surrounding Benwell House are predominantly residential including a residential care home adjacent to the northern boundary. The property is owned by Spelthorne Borough Council and is not listed but is located within a conservation area with several tree preservation orders.
‘Spelthorne Borough Council proposes to redevelop the existing property at Benwell House into residential flats and construct an additional new-build residential building within the same plot. The project will be procured via competitive two-stage tender using a JCT Design and Build Contract 2016 with bespoke contract amendments.’
Sunbury – also known as Sunbury-on-Thames is a suburban settlement about 14 miles south-west of central London, famous for Kempton Park Racecourse.
The area is part of the larger Spelthorne district, which is home to around 90,390 people spread across the principal settlements of Ashford, Shepperton, Staines-upon-Thames, Stanwell and Sunbury.
The latest project will transform a three-storey L-shaped office block close to Sunbury station into a residential development. Conversion of Benwell House into flats has already been approved and an additional planning application is now being pursued to extend the building by a further two floors and deliver a separate stand-alone housing block.
New landscaping, bin and cycle stores, external plant housing and a reconfigured car park will also be delivered.
