Canterbury City Council is recruiting a design team for a £5.9 million residential development on Beach Street in Herne Bay

The multidisciplinary team chosen for the estimated £200,000 contract will transform a 3,700m² car park plot in the centre of the coastal resort into a residential and commercial complex.

The project, planned to complete in 2021, will deliver up to 33  dwellings in a mix of one, two and three-bed flats and houses along with commercial space. Clague Architects has developed initial plans for the scheme.

In its brief, the council says the architect will ‘lead the detailed design through to completion, post-occupancy evaluation, defects liability period and on to the final resolution of defects in accordance with RIBA stages 3-7.

‘The Beach Street redevelopment consists of two council-owned car parks and a number of disused and derelict buildings. The site sits within a built-up conservation area and is allocated within the Herne Bay Area Action Plan.’

Herne Bay is a historic seafront town around 10km north of Canterbury, and home to around 38,600 people. The latest project will redevelop a car park on Beach Street a short distance from the beach and Central Parade promenade.

Ten of the new homes are earmarked for affordable housing with the remaining 23 to be for open market sale. The appointed team will develop the scheme from RIBA stage 3 through to 7.

Participating teams must feature an architect, CDM principal designer and structural engineer. Bids will be evaluated 70 per cent on quality and 30 per cent on cost.

The deadline for applications is midday, 21 January.
